It's very important that you follow the steps in this guide to ensure that your eXp onboarding goes smoothly.
You should review this entire guide BEFORE beginning your application.
Periodically, eXp updates the onboarding process, and sometimes there's delayed in notifying us about the changes. If you see any discrepancies between this onboarding guide and what you actually encounter during onboarding, please let me know.

Each of these steps are discussed in detail below:
Once your application has been submitted, an Onboarding Analyst (“OA”) will process your application. The OA will be a point of contact during onboarding. The OA partners with your State Broker Team which handles the license transfer process.

Please allow 20-30 minutes to complete the Application and ICA (discussed below).
We recommend you fill out the application during business hours. There is a live chat feature to get questions answered, but it’s only functional during business hours.
eXp’s primary method of communication during the onboarding process will be email. While you are applying/onboarding, we suggest that you routinely check your email, including your spam/junk email folders, as sometimes the emails from eXp will end up there. This is especially true for Gmail accounts and/or vanity domains.
PLEASE forward copies of all emails you receive from eXp during the onboarding process to your sponsor and/or Point of Contact in our organization (e.g. Chris or Randy, etc.)
The on-boarding process can take up to 24-48 hours or more depending on the parties involved and the accuracy of information provided by the applicant. Be sure to promptly respond to communications from eXp and follow instructions given. Lack of responsiveness on your part will delay the onboarding process.
Before you begin - these are the things you will need to complete your eXp application:
✅ A desktop or laptop computer - don't try to do the application on your phone or tablet.
✅ Use Google Chrome for your browser
✅ Your full legal name (as it appears on your real estate license)
✅ Your real estate license number
✅ Your Sponsor’s name - See the email I sent you with the link to this site
✅ Your transaction history for the past 12 months - eXp will use this to determine whether you’re required to participate in eXp’s Mentor Program
✅ Tax ID Number:
Your Social Security Number (SSN) - if you’ll be paid as an individual; OR
Employer Identification Number (EIN) - if you’ll be paid through a corporation
✅ 2 payment methods for your initial payment and subsequent monthly fees
✅ A valid checking account - this is for electronic payments made to you - commissions, revenue share, and/or reimbursements. You’ll need the Account Number AND the Routing Number.
NOTE - your financial info must match your tax ID info:
If you’ll be getting paid as an individual / in your personal name, you’ll need your:
Social Security number
Personal credit/debit card
Personal checking account
If you’ll be getting paid through a corporation, you’ll need your:
Employer Identification number
Corporate credit/debit card
Corporate checking account
The first step in the eXp onboarding process is to submit your application to eXp
The first thing you have to do is create an account.
Go to: https://joinapp.expcommercial.com/
You’ll then be taken to the page to create your account.
You should see 2 columns on that page:
New Commercial Advisor: select this if you’re just starting to fill out your application
Resume / Manage Application: select this if you’ve already started your application and are logging back in to finish it. Use the Username and Password you created previously
To create your account:
Fill in your first and last name as they appear on your real estate license
Email Address:
use an email address that you own, as opposed to one that’s connected to your current brokerage
use an email that you check frequently
Where it asks you to confirm your email address, put the same email address and make sure it matches exactly
Phone Number - put your cell phone number
Check the box to confirm that you agree to eXp’s Terms of Use and Privacy and Data
Check the box to consent to the collection and use of your contact information
Check the box that says “I’m not a Robot”
Then click the button that says “Sign Up”
NOTE - if you were previously with eXp and subsequently off-boarded, you may get a message that says “An account with this email already exists”. You have 2 options in this situation:
Use a different email to create a new account (you can change it to a different email later); or
Let me know and I will have eXp purge your old account from the system
Once your account is created you will have access to eXp World (our virtual office), where you can visit any department you may need for support, such as: The state broker team, Transactions, eXpert Care Concierge & more. You can log into eXp World using your guest credentials - the username and password you created when you created your eXp Account.
Use the Concierge Chat for live assistance (bottom left of the screen)
After your account has been created, you’ll be taken to a screen to sign in to begin your application.
Click the button that says "Sign In" to begin your application.
A window should pop up requesting you to sign in
Email/Username: put the email you used to create your account
Check the box that says “Keep me signed in”
Then click the button that says “Next”
Another window will then open that says “Get a Verification Email”
Click the button that says “Send me an email”
eXp will then send a Verification email to the email address you provided.
Sender: eXp Passport < no-reply@exprealty.com >
Subject: One-time verification code
Open the email, and click the button that says “Sign In”
If the link doesn’t work, you can use the Verification Code number provided in the email.
During this time you will also receive another email from eXp which contains additional information about the onboarding process:

If you haven't received this email - check your spam/junk folders - sometimes it gets trapped there.
Once you sign in you will be taken to your Onboarding Dashboard
The top of the Onboarding Dashboard shows you where you’re at in the onboarding process.
At the bottom of the dashboard you will see various modules you can click on for additional information.
Before you proceed with your application - take a screenshot of the Personal Code and email it to me - it's in its own section, and is a series of letters and numbers in all caps. I need your Personal Code to track the status of your application on eXp's back end.
NOTE - sometimes there's a glitch in the system where it zoom in too close on the Personal Code and cuts off the last few digits. If you don't see some space before and after the digits, zoom out on your screen to make sure you get the whole code.
Once you have emailed me your Personal Code, you may proceed to the next step.
Once you’ve signed in, follow the instructions to complete your application to eXp.
The application is broken up into 6 sections:

Real Estate Experience

Open the dropdowns for more detailed information about each section:
You will have to fill out your application with your full / legal name as it appears on your license.
If you commonly go by a nickname (e.g. “Chris” as opposed to “Christopher”) you can change this later in your profile.
The next step is to select your Sponsor. This is the person who’s “down-line” you will be in for purposes of revenue share.
Your sponsor should be the person who was most influential in your decision to join eXp Realty.
NOTE - eXp has a strict policy that once a sponsor is selected, it cannot be changed for any reason.
You will first be required to watch eXp's video about sponsorship.
After you've watched the video, click the button that says "I have viewed the video and understand the sponsorship policy”.
Then click the button that says "Select or Decline Sponsor".
You will then be taken to a screen to select your Sponsor.
You can search for your Sponsor either by the Sponsor's name or eXp email.
Your Sponsor’s info can be found in the email I sent you with the link to this site.
The results of the search will appear at the bottom of the screen. Click the button that says “Select” next to the name of your Sponsor.
If you can’t find your sponsor - let me know, and I’ll try to help you.
If your sponsor still can’t be found, we can manually input the name by clicking the button that says “Can’t find your sponsor?”
Once you’ve selected your sponsor, a confirmation window will then pop up - click “Proceed”
You will then be taken to what looks like the previous screen, but there will be an additional question on the bottom that asks: “Are you sure ______ is your sponsor?” - Click “Yes”
Then click “Save and Continue”.
The questions you’ll be asked in this section pertain to your primary license (the place where you primarily conduct business).
The first question asks how long you’ve been licensed - select the application duration.
Your answer to the first question will trigger the applicable next set of questions.
License Number
If you haven’t received your license number from the state yet, just put all zeros (0000000) - we can fix it later when you receive your license number.
As per eXp Policy, ALL state licenses held by an agent will need to be with eXp. If an agent is licensed in multiple states, then they will need to place that license(s) with eXp as well.
Licenses / Business in Other Countries
You will be asked if you’re licensed or conduct business in other countries. If you are licensed or conduct business in another country, you can participate in eXp's Global Multi-License Program.
In this section they ask you about your experience, and how your business is structured.
Broker / Owners
You will be asked if you're a brokerage owner and/or if you own interest in another brokerage.
If you are a brokerage owner and/or own interest in another brokerage, please note that as per eXp Policy, you may not hang your broker's license at any other brokerage, even if authorized by law to do so.
Groups
At eXp Commercial, teams are referred to as “Groups”.
You will be asked whether you’re joining as part of a Group (team). Only select that you’re joining as part of a Group if you know for certain that you’re joining a Group (team) at eXp Commercial.
Revenue Share Placeholder Addendum (RSPA)
You will also be asked when you're planning on transferring your license to eXp. Depending on your answer, this may trigger another question: "Will any agents name you as sponsor before you join?" If you're not planning on joining eXp right away, you have the option to have a Revenue Share Placeholder Addendum (RSPA) added to your ICA - this would enable other agents to name you as their sponsor even before you join eXp. For more info about the RSPA - see below.
NOTE - if you would like an RSPA so that other agents can name you as sponsor even before you join eXp - answer "Yes" to the question "Will any agents name you as sponsor before you join?" By answering "Yes" - eXp will automatically generate the RSPA and include it as one of the documents to be signed at the end of the application process.
You will then be asked for your financial info for payments and direct deposits.
Fees Confirmation
At some point during this step, a window will open entitled “Fees Confirmation”
It will ask whether a 3rd party (someone other than you) is paying your initial and/or monthly fee. Select “Yes” or “No” as applicable. If your fees are being paid by a 3rd party, eXp will send that person a 3rd party payment authorization form.
Review the other terms and conditions set forth in the window, and then check the box confirming that you accept the terms and conditions.
Then click the button that says “I Agree”
Direct Deposit
You will then be asked to provide your bank account info. This is the account where eXp will send all payments (commissions, revenue share, reimbursements, etc.).
Personal or Business Account
You’ll be asked if this account is a Personal or a Business account. You have the option at eXp to be paid as an Individual, or through a company (LLC, S-Corp, etc.). If you don't have a company - you will be paid as an Individual. Consult your accountant or tax professional for advice.
If you want to be paid as an Individual (Personal):
Provide your Social Security Number (SSN).
You will also be asked to provide info for your W-9 which will be signed during the Documents stage of the application process.
The bank account info you provide must be a personal account
If you want to be paid through a Company (LLC, S-Corp, etc.):
Provide your company's tax ID number (EIN) and additional info about your company.
The bank account info you provide must be the account for that corporation.
Payment Authorization
You will then be asked to submit your credit/debit card, and bank account information for making payments to eXp.
You will not be charged until you actually activate at eXp.
eXp requires a valid method of payment to be on file at all times. You may be subject to termination for failing to adhere to this requirement.
Click the blue button that says “Submit Payment Details Here” to proceed.
Add Bank Account
Add the required info and specify whether it’s a checking or a savings account.
Important:
If you’re being paid as an Individual - it must be a personal account.
If you’re being paid through a corporation - it must be a business account for that corporation.
When finished, click the button that says “Submit Payment Details”
Add Credit/Debit Card
Add the required info
Important:
If you’re being paid as an Individual - it must be a personal credit/debit card.
If you’re being paid through a corporation - it must be a business credit/debit card for that corporation.
When finished, click the button that says “Save Credit Card Details”
Default Payment Method
Check the box to indicate which will be your Primary (default) payment method
When done, click the button that says “Submit” to proceed.
W-9 Info
The W-9 is the tax document that must be completed so that eXp can obtain the necessary info for accurate reporting of your earned revenue to the IRS. It’s very important that you fill this section out correctly. Mistakes on the W9 are the most common reason why onboarding gets delayed.
For information on how to complete your W-9:
You will be asked if you would like to get paid through a company
Your answer to this question must match the information you provided in the Direct Deposit and Payment Authorization sections
If you’re going to be paid as an individual (personally):
Answer “No” to this question, and
Make sure you provided your personal bank account and credit/debit card information.
If you’re going to be paid through a company:
Answer “Yes” to this question, and
Make sure you provided your corporate bank account and credit/debit card information.
Answer the additional questions that populate
You will need to submit proof of ownership that you are an owner / co-owner of the listed company if ownership cannot be verified on your state’s Secretary of State website.
If a window pops open stating that any of your info is invalid, that means they can’t verify that your listed info is correct. Please double-check to make sure the info you provided is correct
If it’s not correct - click the button that says “Re-Enter Details” and submit the correct info.
If it’s correct - click the button that says “Use Original Details”
Financial Info Confirmation
You may be asked to confirm all of your financial info. Please review the information thoroughly!! Any incorrect info provided will cause a delay in the processing of your application.
When you've confirmed that all the info is correct - click the button that says "Save and Continue".
The last step of the application is to complete and sign your documents. The documents will be filled in based on the info you provided during the application process.
When you're ready to sign your documents - click the button that says "Sign My Documents".
There are 4 main documents you will need to sign in order to complete your application:
Independent Contractor Agreement (ICA)
Payment Authorization Form
Direct Deposit Authorization Form
W-9
There may be additional documents for you to sign depending on your answers to the questions in your application - for example:

Independent Contractor Agreement (ICA)
This is your contract with eXp laying out the terms of your affiliation with the company.
To review and sign your ICA - click the button that says "Sign"
We highly recommend that prior to signing the ICA, you print out a copy and thoroughly review it.
Make sure the correct sponsor is named on your ICA. Once the ICA is signed and a sponsor is named, it cannot be changed.
Payment Authorization Form
This form is actually entitled "Credit Card and Checking Account (ACH) Authorization Form"
To complete and sign this form - click the button that says "Sign"
You must provide BOTH your credit/debit card AND your checking account info. The credit/debit card will be used to pay your monthly fee, and the checking account will be used for your commission checks, revenue share, and other deposits.
Select which payment method you would like eXp to use first (Primary payment method).
Provide YOUR info even if someone else is paying your fees. If you indicated on your application that your fees are being paid by a 3rd party, eXp will send that person a 3rd Party Payment Authorization Agreement
Direct Deposit Authorization Form
This is the form authorizing eXp to make direct deposits into your checking account.
To sign this form - click the button that says "Sign"
The form will already be filled in based on the info you provided during your application.
Reminder
If you're going to be paid as an individual - this form must contain your personal bank account info
If you're going to be paid in a corporation - this form must contain your corporate bank account info
Please also note that the final four digits of your tax identification number must match on both your W-9 form and the Direct Deposit form.
W-9
The W-9 is the tax document you must sign which will dictate how you get paid.
To sign this form - click the button that says "Sign"
Your credit/debit card and/or bank account info has to match how you're going to be paid.
Reminder
If you're going to be paid as an individual - this form must contain your personal info
If you're going to be paid in a corporation - this form must contain your corporate info
Please also note that the final four digits of your tax identification number must match on both your W-9 form and the Direct Deposit form.
You must sign ALL of the documents in your “Document Packet” to complete your application.
Once signed, eXp will send signed copies of the documents to the email address you provided. Please allow up to 2 business days for the completed documents to arrive.
If you’re committed to joining eXp, but aren’t quite ready to move your license, you can submit a request for a Revenue Share Placeholder Addendum (RSPA) to the Independent Contractor Agreement (ICA).
The RSPA is literally a "place-holder" for you at eXp while you're preparing to make the transition.
The main benefit of the RSPA is that it allows you to begin recruiting agents to eXp (i.e. build your downline) even before you have officially joined eXp.
For example, if you’re a broker and you want to start moving your agents over before you’re ready to close down your brokerage, you can submit an LOI, and begin moving your agents to eXp while you’re winding things down. You won’t be able to actually receive revenue share from agents you recruit until you yourself join eXp, but you won’t lose the opportunity to bring people in under you while you’re getting your ducks in a row.
Important Notes about Requesting an RSPA:
In order to get an RSPA, you must submit your application to join eXp, and sign your ICA; however, you won’t transfer your license to eXp yet. Your onboarding will be in “hold” status until you are ready to actually join eXp.
No one (e.g. your current brokerage) is notified that you have submitted your application and a request for an RSPA.
Your monthly fee at eXp does not begin until you officially join eXp (you don’t pay anything during the RSPA period).
The RSPA will be in effect for 90 days - i.e. - you have to transfer your license to eXp within 90 days. Extensions can be granted on a case by case basis.
The request for an RSPA must be submitted immediately after you submit your application to eXp and sign your ICA.

To request a Revenue Share Placeholder Addendum (RSPA) to your ICA - fill out this form:
Scroll down to the section that says “Exceptions - RSPA Form (Formerly LOI)”
After you complete the form to request the RSPA, eXp will send you the actual RSPA for electronic signature. Your RSPA will not be in effect until you sign it. You will receive a fully-executed copy for your records.
NOTE - if you would like an RSPA so that other agents can name you as sponsor even before you join eXp - you can simply answer "Yes" to the question on the application that asks "Will any agents name you as sponsor before you join?" By answering "Yes" - eXp will automatically generate the RSPA and include it as one of the documents to be signed at the end of the application process.

If you're capped at your current brokerage (meaning you’ve reached the annual maximum amount of commission split paid to the brokerage and are now receiving 100% of the GCI on your transactions) and don't want to lose your 100% split, you may be eligible for a Cap Deferment at eXp.
Subject to certain conditions, eXp may allow you to join at a 100% split, and you won’t pay a commission split to eXp until your anniversary date with your current brokerage.

Once all documents have been signed & completed, your screen will automatically be routed into My eXp where you can check out eXp’s resources and track the progress of your onboarding.
Once your application has been submitted, send me an email with the following info:
✅ Full name used to submit your application
✅ Email used to submit your application
✅ Date you submitted your application
✅ Your Personal Code from your application/onboarding dashboard - I need this to track the status of your application
During the License Verification stage, an Onboarding Analyst will review your name and license number on the state website, and will verify the license status.
Reminder: your name on your application must match your name as it appears on your real estate license, otherwise the processing of your application will be delayed.
During the Broker Approval stage, the eXp Onboarding Analyst will contact your State Broker Team for further information regarding your license status and eligibility of transfer.
During the Document Completion stage, the eXp Onboarding Analyst will review your completed Independent Contractor Agreement (ICA), and will contact you regarding any revisions needed.
All correspondence from eXp re: required revisions will come from onboarding@expcommercial.net.
The actual paperwork for any required revisions will come from revisions@expcommercial.net
Remember: lack of responsiveness to emails and/or other communications from eXp will delay the processing of your application and your onboarding.
Once your application is complete and has been accepted by eXp, the next step in joining eXp Commercial is to transfer your license. You will not be a part of eXp until YOU do this.
The process to transfer your license varies from state to state.
eXp will email you detailed instructions on the next steps of the license transfer process. Be sure to regularly check your email (including your spam/junk folders) for this email. If you do not receive this email - notify the Onboarding Team by sending an email to: onboarding@expcommercial.net
When you're ready to transfer your license, follow the instructions provided by eXp.

BEFORE you transfer your license to eXp, be sure to do the following:
Review your Independent Contractor Agreement (ICA) with your current brokerage:

Signed Buyer-Broker Agreements
Open Referrals
If your current brokerage gave you money when you joined - do you have to pay it back?
Do you have a non-compete?
Is there a non-solicitation clause?
Remove all personal effects from your office/desk
Get everything off of your current brokerage's server:
Contacts
Emails
Calendars
Documents & contracts
Photos
Passwords
Etc.
Notify your clients that you will be changing brokerages.
Notify your eXp State Broker if you will be transferring listings and/or buyer-broker agreements so they can get the paperwork started.
The license transfer instructions from your State Broker will tell what to fill in for your mailing address and/or your “main office address”.
Since eXp is a cloud brokerage (no brick-and-mortar offices), by default your main office address will be the address of your State Broker. This might not be near the area where you practice.
If you want to use a different address than your state broker’s address as your main office, there are options (see above). Your office address can be changed later. For now, put the address provided by your state broker.
Please send me an email to let me know when you've transferred your license so that I can notify your eXp State Broker Team.
After you've transferred your license, eXp will then certify the transfer, and your license will now be affiliated with eXp Commercial.
You will then move to the final stage of onboarding: Activation
The last step is getting activated in eXp’s internal system.
Once you’re activated, you will receive an automated welcome email from eXp. In this email:
You’ll be asked to activate your Passport account (universal password to all things eXp)
You will get access to all of your eXp tools and resources
You will get access to the New Agent Checklist to help you get started at eXp
Please forward the welcome email to me upon receipt
The $500 joining fee (which includes your 1st month’s fee) will be charged within 24-48 hours of you being activated.
Once you're activated at eXp Commercial, be sure to transfer your listings and/or buyer-broker agreements IMMEDIATELY
