Although eXp Realty primarily focuses on residential transactions, agents at eXp Realty are also authorized to conduct commercial real estate transactions as well.
There are 3 main reasons to join eXp, which are the pillars that eXp is built on:

I personally believe that eXp Realty is the best business model for agents in our entire industry.
However, if I've learned one thing over the years, is that every agent has different needs, wants and priorities; and that eXp is not the right fit for everyone.

This website is designed to help you answer the 3rd question by providing you details about the features & benefits of eXp Realty.
Even if you're happy at your current brokerage, you owe it to yourself (and your family) to see what we have to offer.
eXp takes pride in offering the most competive compensation package in the industry.
Subject to certain exceptions, the general commission structure at eXp is:
eXp's commission / fee structure is based on an anniversary year (as opposed to calendar year). Your anniversary date will be the 1st day of the month following the month you join eXp. For example - if you join eXp in April, your anniversary date each year will be May 1st.
With some exceptions (discussed below) the commission structure at eXp is as follows:
Agents start each anniversary year at an 80/20 split (20% to the brokerage) with NO franchise fee.
eXp caps your commissions at $16,000 per year. Once you've paid $16,000 in commissions to the brokerage in a given anniversary year, your split changes to 100% (you no longer pay a commission split to the company) for the remainder of that anniversary year.
After you cap, you will only pay a capped transaction fee on any subsequent transactions during that anniversary year - See below for more info
Each year on your anniversary date (based on when you join eXp), your commission split resets to 80/20, and your % towards capping resets to zero (i.e. the process starts all over again for that year).
One of exp's core values is flexibility. Unlike many of our competitors eXp does not require any fees or minimum %'s that agents must charge their clients.
eXp just has a minimum company dollar that eXp is required to collect on each transaction (pre-cap): the LESSER of:
20% of a 3% commission; OR
$500
** The minimum company dollar rule only applies to listing side transactions only, because agents don't always have the opportunity to set or control the commission received on other transaction types.
These are exceptions to the general commission structure:
One exception to the general commission structure laid out above is for "New Agents".
eXp defines new agents as having completed "less than 3 transactions in the last 12 months".
New agents are required to participate in eXp's Mentoring Program (See below). Each new agent will be assigned a Certified eXp Mentor (in their market) who will oversee their 1st 3 transactions with eXp.
New agents with eXp are on a 60/40 split for their 1st 3 transactions, broken down as follows:
Agent keeps 60%
20% goes to the brokerage, and counts towards the agent's cap
10% goes to the mentor
10% goes to the mentoring program
After the agent completes 3 transactions under the supervision of a mentor, the agent's commission split goes up to 80/20, and when/if the agent reaches the $16,000 cap in that anniversary year, the split goes to 100%.
When the agent's commission split resets on the anniversary date, it resets to 80/20 (not 60/40).
** NOTE - waivers of the mentoring program requirement may be granted on a case-by-case basis depending on an agent's previous experience and/or if the agent is joining a team at eXp. Your sponsor can assist you with submitting a request for a waiver.

Another exception to the general commission structure applies to agents who a part of a team at eXp.
eXp understands that team members pay 2 commission splits - 1 to the brokerage, and 1 to the Team Leader. To alleviate some of that burden, eXp offers team members a reduced cap on the commissions paid to eXp:
Team members on a Standard Team are eligible for an $8,000 cap on their commissions to eXp
Team members on a Mega Icon Team are eligible for a $4,000 cap on their commissions to eXp
** See below for more information about teams at eXp, and to determine whether you or your team members would be eligible for a reduced cap.
Another exception to the general commission structure set forth above pertains to "Personal Transactions"
A Personal Transaction is one where the agent (or a company the agent owns) is also a party/principal in the transaction (buyer or seller).
eXp allows agents to exclude 3 Personal Transactions each year from the commission split. Instead of paying 20% to eXp, you would only pay a $250 transaction fee.
Often times agents who have already reached their cap at their current brokerage are reluctant to switch brokerages until their anniversary date because they don't want to lose their 100% commission split. eXp does not want that to be a deterrent for you, so, subject to certain requirements, eXp will honor your capped status from your current brokerage.
If you're eligible for Cap Deferment at eXp, you will be allowed to join eXp at a 100% commission split. You would reset to the 80/20 split on your anniversary date from your previous brokerage.

Once an agent has capped ($16,000 in commissions paid to eXp) the agent no longer pays a commission split on any subsequent transactions during that anniversary year.
Instead of paying a commission split, the agent now pays a "Capped Transaction Fee" of $250 per transaction
** Agent pays the lesser of the applicable capped transaction fee ($250) or 20% of a 3% commission.
This fee is only charged on transactions AFTER an eXp agent reaches their cap ($16,000) in a particular anniversary year. You either pay a commission split to eXp OR the transaction fee - not both.
Once an eXp agent reaches Icon Status (See: "Stock / Ownership" below), the Capped Transaction Fee is reduced to $75/transaction for the remainder of that anniversary year.
The Capped Transaction Fee is charged per transaction, not 'per agent' or 'per side'. The fees are divided amongst the eXp agents involved in the transaction based on the % of the commission they are receiving.
For example, if you're on a team, and you and your team leader are splitting the commission 50/50, you each pay 50% of the Capped Transaction fee. If only 1 of you is capped, the capped agent still only pays the % of the fee that the agent has in the deal.
$60 per transaction and caps at $750 per anniversary year.
You pay nothing for E&O until you do a transaction
The E&O fees are charged per transaction, not 'per agent' or 'per side'. The fees are divided amongst the eXp agents involved in the transaction based on the % of the commission they are receiving.
For example, if you're on a team, and you and your team leader are splitting the commission 50/50, you each pay 50% of the E&O fee.
$25 per transaction
There is no cap on the broker review fee each year.
This fee pays for the all of the staff who will be reviewing your files in SkySlope during your transactions
The Broker Review fee is charged per transaction, not 'per agent' or 'per side'. The fees are divided amongst the eXp agents involved in the transaction based on the % of the commission they are receiving.
For example, if you're on a team, and you and your team leader are splitting the commission 50/50, you each pay 50% of the Broker Review fee.
$149 startup fee - this includes your 1st month's fee.
$85 per month thereafter
Billed automatically each month.
All agents are responsible for their own Realtor association and MLS dues.
eXp has several optional/additional services (e.g. lead generation) for which additional fees may be charged.

In all my years as an agent, I've never seen anything like the way eXp agents support each other. It's truly become one of my favorite things about being a part of eXp.
At most brokerages, you often hear brokers or managers saying things to their agents like "we're a family" in an effort to bring the agents together. However, the unfortunate reality is that at most brokerages, there's no real connection between the agents, because there's no financial alignment between them. The success of other agents in the brokerage does nothing to increase your bank account. This lack of financial alignment means that not only are the other agents in your brokerage not your "family" - they're your competition!! They may be wearing the same color uniform - but they are not on the same team.
On the other hand, eXp's compensation package financially incentivizes our agents to help one another, and has resulted in a culture of unparalleled collaboration and cooperation.
As described above, eXp's Revenue Share program incentivizes the agents in your up-line to help you because they have a direct vested financial interest in your success. They don't receive any Revenue Share unless you produce. Additionally, the more the company grows, the more powerful it becomes, making it more attractive to both clients and agents.
Additionally, through eXp's Stock Awards program, eXp has also created a financial alignment between the agents and the company as a whole. As you will learn below, there are numerous ways that eXp agents receive stock, making us all part owners of the company. When you complete your 1st transaction each year, you will receive $200 in stock.
When you reach your cap ($16,000 in commissions to eXp in a given year), you will receive $400 in stock.
ICON Status: When you reach Icon Status, you will be eligible for a total award up to $16,000 in stock - see below for more details

all stock awarded has a 3 year vesting period from the date of issuance
There are 2 ways to achieve Icon Status at eXp:
Reaching $500,000 in GCI in a given year with a minimum of 10 transactions; or
Paid company dollar cap of $16,000 and paid capped status transaction fees of $5,000
How the Icon Stock Award is paid:
$8,000 in stock - received automatically upon meeting the Icon Award production requirements (see above)
$4,000 in stock - by meeting the Icon Award cultural commitment requirements
$4,000 in stock - by meeting the Icon Award event requirements ($2,000 per eXp approved event).

In addition to the Production and Attraction awards listed above, eXp offers agents the ability to purchase stock in the company at a discounted price.
eXp allows you to defer 5% of each of your net commission checks, and that money will go towards the purchase of stock in your name at a 5% discount from the current market value.
This is an optional program, but I personally highly recommend you participate in it.
Unlike stock received through production/attraction awards, any stock purchased through the AEP vests immediately - it is yours, and you can sell it whenever you want.
One if the main reasons eXp is the fastest growing brokerage in the history of the industry is its Revenue Share program.
Personally, revenue share was a major factor in my decision to move to eXp, and it's the sexiest thing I've ever seen in the real estate industry.
Revenue Share is eXp's way of rewarding its agents for helping the company grow by "sharing the wealth".
You will receive a % of the commission revenue produced by:
Agents you directly bring into the company; and/or
Agents that those agents bring into the company - up to 7 levels removed from you
You don't receive anything for just "recruiting" agents into the company - the agents in your down-line must actually produce in order for you to receive any Revenue Share.

A Team at eXp is defined as:
1 Team Leader; and
1 or more licensed agents working as a Team Member with a Team Addendum at eXp.
Teams at eXp function just like they do at any other brokerage. You can bring your entire team with you to eXp, OR you can form a team after joining eXp.
The same reasons why agents and broker/owners should join eXp apply to team leaders and team members - See above
This is how Team commissions are calculated at eXp:
First deduct any outside referrals owed to other brokers (if any)
Next, the remaining Gross Commission Income (GCI) is divided between the Team Leader and Team Member(s) involved in the transaction pursuant to the Team Split.
For example - if the GCI is $10,000, and the TL and TM are on a 50/50 split:
$5,000 in GCI goes to the TL; and
$5,000 in GCI goes to the TM
eXp then deducts the commission split to the brokerage (20%) and/or Post-Cap Transactions Fees from each agent individually based off each agent's portion of the total GCI
All fees at eXp are per transaction - not per agent, or per side. Any agent paying a post-cap transaction fee pays the same % of the fee as their team split.
In the above example, if the TL is already capped but the TM wasn't, the TL would still only pay 50% of the post-cap transaction fee.
eXp then deducts the Risk Management (E&O) fee (if still applicable), Broker Review Fee, and Mentoring Program Fee (if applicable) from each agent individually.
Again, all fees at eXp are per transaction - not per agent, or per side. Each agent only pays the same % of these fees as their team split.
Continuing with the above example, the TL and TM would each pay 50% of the fees, regardless of whether the other agent has capped on a particular fee.
Any additional deductions or fees, such as the optional Agent Equity Program participation, Transaction Coordinator Fees, etc., are deducted from the net commission of each agent individually.

Any agents within eXp Realty who can document a minimum of $6 million in closed volume or 30 closed units in the prior 12 months.

A signed eXp Standard Team Leader Addendum must be signed and returned for the team to be officially formed in our system.
Signed eXp Standard Team Member Addendums will also need to be signed and returned for each Team Member in order to officially be added to the team and have their Cap reduced.

The first Partner to join eXp will join as an individual agent. Once the second Partner joins eXp, the new team will be formed and the Secondary Partner’s Anniversary Date will be changed to match the Primary Partner’s Anniversary Date.
If the Secondary Partner has contributed toward their individual Company Dollar Cap, that amount will not be refunded and will not combine with the Primary Partner’s Company Dollar Cap.

Real estate investors always ask if it's a good idea for them to get licensed. In my opinion, the answer is unequivocally "yes". Some of the benefits of having your license as an investor are:
MLS access so can perform your own due diligence and/or deal analysis
Saving money on your investment deals by representing yourself instead of hiring outside agents
Additional Income Opportunities from having the ability to represent sellers and buyers other than yourself, and/or the ability to receive referral fees.
In addition to all of the general features and benefits to joining eXp, there are some reasons why eXp is an especially good choice for investors:
A Personal Transaction is one where the agent (or a company the agent owns) is also a party/principal in the transaction (e.g. buyer or seller).
eXp allows agents to exclude 3 Personal Transactions each year from the commission split. Instead of paying 20% to eXp, you would only pay a $250 transaction fee.
eXp has no minimum % that you're required to charge your clients (sellers/buyers) - that includes yourself!
eXp just has a minimum company dollar it's required to collect: the lesser of 20% of a 3% commission; or $500.
This gives you a lot of flexibility on your investment deals, even after you've exhausted your 3 personal transactions each year.
My organization at eXp in particular is filled with "Investor Agents" (investors who primarily only use their license on their own investment deals).
We provide a lot of additional, specialized training designed specifically for investors, showing you how to leverage your license to benefit your investing business, and vice versa.
eXp has no minimum number of transactions you're required to perform each year.

If you're interested in joining eXp, but aren't quite ready to join, we have some solutions that might interest you:
If you’re committed to joining eXp, but aren’t quite ready to move your license, you can submit a request for a Revenue Share Placeholder Addendum (RSPA) to the Independent Contractor Agreement (ICA).
The RSPA is literally a "place-holder" for you at eXp while you're preparing to make the transition.
The main benefit of the RSPA is that it allows you to begin recruiting agents to eXp (i.e. build your downline) even before you have officially joined eXp.
For example, if you’re a broker and you want to start moving your agents over before you’re ready to close down your brokerage, you can submit an LOI, and begin moving your agents to eXp while you’re winding things down. You won’t be able to actually receive revenue share from agents you recruit until you yourself join eXp, but you won’t lose the opportunity to bring people in under you while you’re getting your ducks in a row.
Important notes about requesting an RSPA:
In order to get an RSPA, you must submit your application to join eXp, and sign your ICA; however, you won’t transfer your license to eXp yet. Your onboarding will be in “hold” status until you are ready to actually join eXp.
No one (e.g. your current brokerage) is notified that you have submitted your application and a request for an RSPA.
Your monthly fee at eXp does not begin until you officially join eXp (you don’t pay anything during the RSPA period).
The RSPA will be in effect for 90 days - i.e. - you have to transfer your license to eXp within 90 days. Extensions can be granted on a case by case basis.
The request for an RSPA must be submitted immediately after you submit your application to eXp and sign your ICA.

If you're capped at your current brokerage (meaning you’ve reached the annual maximum amount of commission split paid to the brokerage and are now receiving 100% of the GCI on your transactions) and don't want to lose your 100% split, you may be eligible for a Cap Deferment at eXp.
Subject to certain conditions, eXp may allow you to join at a 100% split, and you won’t pay a commission split to eXp until your anniversary date with your current brokerage.
