I'm originally from Long Island, NY. I graduated from Bucknell University in 1996, and Villanova University Law School in 1999.
I began my professional career as an attorney in NY. From 1999 to 2003 I served as an Assistant District Attorney in Suffolk County, NY. I first specialized in the prosecution of narcotics offenses, and later specialized in prosecuting violent felony offenders. Being an ADA was all I ever wanted to do, and I loved every minute of working there. Unfortunately, my income didn't even come close to affording me the lifestyle I was accustomed to. So in 2003 I made the difficult decision to leave the DA's office for a more financially lucrative career in private practice.
From 2003 to 2014 I was a partner in the firm of Guercio & Guercio, where I specialized in public-sector labor law. My work primarily consisted of contract negotiations and dispute litigation.
Around 2012 I wanted to start investing in real estate. Since my knowledge was quite limited, I began reading books, attending seminars and workshops, etc.
In April of 2013 I attended a real estate seminar which completely altered the course of my career. It was a 3-day seminar given by a company called FortuneBuilders. I was absolutely mesmerized the entire event. While there, I literally had an epiphany, and realized that real estate was my calling. I was so impressed by the seminar's content that I signed up for their coaching program (Mastery) and began my intense education on real estate investing.
I spent the next year preparing myself for a career change, and in June 2014 I left my law firm to pursue real estate full-time.
I began my real estate career as an investor - wholesaling, rehabbing, buying rental properties, lending private money, etc.
As an attorney, I was automatically eligible for a real estate broker's license, so in 2014 I got licensed as a broker in NY. I originally got my license solely for use in connection with my investing business. Having a license as an investor provided me with a lot of benefits: MLS access, saving money on commissions, referral fees, etc.
Organically, I began representing other clients as an agent. I quickly realized that I enjoyed working as an agent far more than simply being an investor, and I then decided to make my work as an agent my primary focus.
During my career transition, I maintained a close relationship with the owners of FortuneBuilders. The company was headquartered in San Diego, CA, and I repeatedly visited them for various trainings and business opportunities. In 2014 I even took a position with the company, working on their events team. While serving in that position, I received an in-depth education on the art and science of sales.
After several trips, I totally fell in love with sunny San Diego. So much so that in June 2015, I decided to leave the NY winters behind, and I moved to Pacific Beach, CA (10 minutes north of downtown San Diego).
The plan was to continue doing sales for FortuneBuilders while I got licensed in CA (unfortunately, there was no reciprocity in CA for any of my NY licenses), and then work at FortuneBuilders' brokerage: Realty National.
I got licensed as an agent in CA in February 2016, and immediately began working as an agent at Realty National. It was small brokerage in Pacific Beach that focused primarily on working with investors. The main reason for its existence was utilitarian - the owners of FortuneBuilders also own a development company (CT Homes), and they saved a ton of money in commissions on their rehabs each year by having their own brokerage.
I was incredibly excited to start my career as an agent in CA, but there was one problem... everyone in my sphere in CA was also in real estate, and I had no idea how to generate business here! It was then that I joined Mike Ferry's coaching program, and learned how to prospect for listings.
As my knowledge of San Diego grew, and as I became more experienced as an agent, I decided I wanted to start focusing more on the luxury sector. So I set my sites on neighboring La Jolla - the "jewel" of San Diego (basically it's SD's Beverly Hills).
In March 2017 I joined Berkshire Hathaway HomeServices in La Jolla. It was huge brokerage, with many of the top agents who worked in that area. At the time, I considered it to be a "luxury brand", and it seemed to have great name recognition. Unfortunately, they over-promised and under-delivered, and I found it to be a very unwelcoming environment.
In November of 2017 I was recruited by Coldwell Banker in La Jolla, and made the switch. The manager was great, and I loved the other agents who worked there. For me, it was a lot more "comfortable" than working at BHHS.
I started at CB as a solo agent, and spent my days prospecting for listings. Due to the sales training I received at FortuneBuilders and in Mike Ferry's coaching program, I was great on the phone, and got a lot of listing appointments. The problem however, was that I lacked experience and a track record of selling luxury homes. There's a lot of very well-known agents in La Jolla, and I found myself constantly losing out to my competition. Of course, this begged the question - how do I get a track record without a track record??
Not long after joining CB, fate intervened and I met Pete Middleton - one of the top agents at CB. He had his own office, and ran a large team. He'd been in the business for decades and had sold thousands of homes. Can you say track record??
To solve my "track record dilemma", I joined Pete's team in January 2018. It didn't take long before I was able to start landing the high-end listings I had been chasing. Fortunately, my parents instilled in me a relentless work ethic, and by June 2018, I partnered with Pete and became the Head of Operations for his team.
When Pete's non-compete with CB expired, numerous brokerages reached out to try to recruit us. We were extremely happy at CB, but as businessmen, we're always open to looking at other opportunities.
We met with several brokerages who offered very lucrative incentives for us to switch. One of these brokerage (with a history of buying market share) offered us a package worth over $1m for us to join them. We turned that deal down, because as the saying goes - "if it seems too good to be true, it usually is"
During this barrage of offers, Pete told me he wanted to move the team to eXp Realty. Ummm...I'm sorry...WTF??? I had heard of eXp but I knew absolutely nothing about it. To put it mildly - I was shocked. Many of you might have seen a mushroom cloud over our office that night - that was my head exploding. I couldn't believe that out of all of our options (including staying at CB where we were perfectly happy), he wanted to move the team to eXp. Then ensuing minutes were filled with a non-stop string of expletives coming out of my mouth. I left the office that night thinking he'd lost his mind, and that I was going to have to start looking for a new team.
And then it happened....
When I got home that night, I poured myself a large glass of wine, and sat down to watch a video Pete had sent me about eXp. The video was by a legend in the industry - Gene Frederick - and it was about why he joined eXp.
After about 10-15 minutes of watching the video I paused it...sat back in chair...and said to myself: "WTF...why isn't everyone talking about this brokerage...why is this the first I'm hearing of this...?" I couldn't understand why every agent in the business wasn't switching to eXp. eXp's compensation model for agents was the best I had ever seen...by a lot!!
I immediately ran our sales volume through eXp's compensation model, and almost fell out of my chair when I saw how much money we would save by switching to eXp. As a team, it was hundreds of thousands of dollars!
In my usual obsessive compulsive way, I spend the next 11 hours straight researching eXp. If it seems too good to be true, it usually is. Since I had barely heard anything about eXp before that day, I figured it couldn't possibly be that good, so I stayed up all night trying to poke holes in. However, the more I learned, the more impressed with the company I became.
The next morning, on no sleep and still wearing the same clothes, I burst into Pete's office and told him "we need to switch to eXp ASAP".
We spent the next few months getting our ducks in a row. Then in October 2019, we moved the entire team (18 agents) to eXp - and we've never looked back.
Like I said, we were very happy at CB; but switching to eXp has proven to be the single best decision we've made in our real estate careers.
eXp Realty was founded in 2009 by billionaire visionary Glenn Sanford.
Glenn started his professional career in the tech industry, working with tech startups on website design and development.
At the suggestion of a friend, Glenn got his real estate license in 2002.
Glenn began his real estate career with Keller Williams. He quickly became a top producer, and eventually ran a large team.
At one point, he considered buying a KW market center (franchise). However he ultimately decided against it because it was a huge up-front investment, and surprisingly, the market center wasn't profitable! When he reviewed the P&L statement as part of his due diligence, the reason for the franchise's lack of profitability became readily apparent - its massive overhead (rent, staff, copiers, printers, supplies, phones, computers, utilities, cleaning services, etc.). Ironically, the rent for the office was the largest expense, and according to Glenn - it was often empty!
This surprising realization led Glenn to an idea that would revolutionize the real estate industry forever.
He asked himself: "is there a better, more efficient way to run a real estate brokerage?" He noticed that numerous industries were moving away from brick and mortar locations in favor of e-commerce:

etc.
He then asked himself: "if those industries can do it, why can't we do this in the real estate industry?"

As stated above, eXp operates in all 50 states, and numerous countries around the world.
In each state / country, there is a Designated Managing Broker (DMB) who is in charge of eXp's local operations, and is the broker of record for all transactions.
Certain states have been further divided based on their extremely high eXp agent count. For example, CA consists of 4 brokerage territories, and has 4 separate DMB's
Beneath each DMB are Managing Brokers (MB's) who provide assistance to the DMB and the agents. The number of MB's in each state/country depends on eXp's agent count in that state/country - the more eXp agents there are, the more MB's there are.
eXp is a cloud-based brokerage, which means that we have no company-owned brick-and-mortar offices.
While this business model is the primary reason for eXp's incredible success, we also understand that this can raise some concerns for agents regarding availability of support, collaboration, sense of community, etc.
To address this issue, eXp offers a myriad of solutions to ensure that agents never feel any drawbacks:
eXp World is an entire virtual campus including: broker offices, training auditoriums, meeting rooms, an expo hall, and numerous departmental offices.

Even though we are a cloud-based brokerage, eXp recognizes the occasional need/desire for physical office space. To accomodate this, eXp has partnered with Regus, which provides shared office space for professionals (like WeWork).
Regus offices are beautiful, professional environments where you can work, meet with clients, etc.
Regus has thousands of locations throughout the US and worldwide.
As a member of eXp, you will receive free access to the shared spaces in all Regus locations. In addition, you can have access to private offices and/or conference rooms for an additional fee (discounted for eXp agents).

Notwithstanding our cloud-based model, some agents at eXp do have physical offices. These offices are all privately owned, and the owner is responsible for all related expenses. We have several of these in San Diego, including my office in La Jolla.
These offices can be designated as official "Branch Offices" of eXp with approval from your state broker. If your office is designated an a Branch Office, you can use the address of that office on all of your marketing materials.
** Space permitting, any agents in my down-line can come in and use our office anytime, free of charge - please just clean up when you leave!
