Any experienced agent will agree - getting started in this business isn't easy. Unfortunately, the mere receipt of our license does not really prepare any of us for a career as a real estate agent.
New agents have the benefit of participating in eXp Commercial's Mentoring Program ("Advisor Program"). In addition to coursework designed to help new agents get started, eXp will assign you a certified eXp mentor who will oversee your first 3 transactions. In all my years as an agent, I've never seen anything like the way eXp agents support each other. It's truly become one of my favorite things about being a part of eXp.
At most brokerages, you often hear brokers or managers saying things to their agents like "we're a family" in an effort to bring the agents together. However, the unfortunate reality is that at most brokerages, there's no real connection between the agents, because there's no financial alignment between them. The mentor's role is to oversee the 1st 3 transactions of your assigned mentees.

Even though we are a cloud-based brokerage, eXp recognizes the occasional need/desire for physical office space. To accomodate this, eXp has partnered with Regus, which provides shared office space for professionals (like WeWork).

Ordinarily, you must have a license to sell in each state. However, agents at eXp Commercial benefit from license portability, which in some cases allows for interstate co-brokering in states even where you're not licensed.
Many states allow co-brokering where the eXp Commercial Designated Managing Broker can sponsor your license on a transaction. Please pay strict attention to state license portability laws.

eXp has the best, most sustainable commission / fee structure in the real estate industry.
eXp's commission / fee structure is based on an anniversary year (as opposed to calendar year). Your anniversary date will be the 1st day of the month following the month you join eXp. For example - if you join eXp in April, your anniversary date each year will be May 1st.

One of exp's core values is flexibility. Unlike many of our competitors eXp does not require any fees or minimum %'s that agents must charge their clients.
eXp just has a minimum company dollar that eXp is required to collect on each transaction (pre-cap): the LESSER of:
20% of a 3% commission; OR
$500
** The minimum company dollar rule only applies to listing side transactions only, because agents don't always have the opportunity to set or control the commission received on other transaction types.
With some exceptions (discussed below) the commission structure at eXp is as follows:
Agents start each anniversary year at an 80/20 split (20% to the brokerage) with NO franchise fee.
eXp caps your commissions at $20,000 per year. Once you've paid $20,000 in commissions to the brokerage in a given anniversary year, your split changes to 100% (you no longer pay a commission split to the company) for the remainder of that anniversary year.
After you cap, you will only pay a capped transaction fee on any subsequent transactions during that anniversary year

Each year on your anniversary date (based on when you join eXp), your commission split resets to 80/20, and your % towards capping resets to zero (i.e. the process starts all over again for that year).
Exceptions to the general commission structure are as follows:
One exception to the general commission structure laid out above is for "New Agents"
eXp Commercial defines new agents as having completed "less than 3 transactions in the last 24 months".
New agents are required to participate in eXp Commercial's Mentoring Program ("Advisor Program). Each new agent will be assigned a Certified eXp Mentor (in their market and who specializes in the same asset class as the mentee) who will oversee their 1st 3 transactions with eXp Commercial.
Agent's in eXp's Commercial Mentoring Program are required to split the commissions (GCI) on their 1st 3 transactions with their mentor 50/50. The mentee's 20% split to eXp will only be paid on the mentee's 50% of the GCI.
After the agent completes 3 transactions under the supervision of a mentor, the agent's commission split goes up to 80/20, and when/if the agent reaches the $20,000 cap in that anniversary year, the split goes to 100%.
When the agent's commission split resets on the anniversary date, it resets to 80/20.
** NOTE - waivers of the mentoring program requirement may be granted on a case-by-case basis depending on an agent's previous experience and/or if the agent is joining a team at eXp. Your sponsor can assist you with submitting a request for a waiver.

Another exception to the general commission structure set forth above pertains to "Personal Transactions"
A Personal Transaction is one where the agent (or a company the agent owns) is also a party/principal in the transaction (buyer or seller).
eXp allows agents to exclude 3 Personal Transactions each year from the commission split. Instead of paying 20% to eXp, you would only pay a $500 transaction fee.
Often times agents who have already reached their cap at their current brokerage are reluctant to switch brokerages until their anniversary date because they don't want to lose their 100% commission split. eXp does not want that to be a deterrent for you, so, subject to certain requirements, eXp will honor your capped status from your current brokerage.
If you're eligible for Cap Deferment at eXp, you will be allowed to join eXp at a 100% commission split. You would reset to the 80/20 split on your anniversary date from your previous brokerage.

There are 3 different ways that eXp awards agents stock in the company based on production:
When you complete your 1st transaction each year, you will receive $200 in stock.
When you reach your cap ($20,000 in commissions to eXp in a given year), you will receive $400 in stock.
When an agent that you have directly recruited (i.e. is in your Tier 1) does their very first transaction, you will receive $400 in stock. Unlike the first 2 awards, this award only happens once - it does not repeat every year.
Notes about Production Awards:
you are awarded actual shares of stock, not stock options
all stock awarded has a 3 year vesting period from the date of issuance
When you reach Icon Status, you will be eligible for a total award up to $20,000 in stock.
There are 2 ways to achieve Icon Status at eXp Commercial:
reaching $500,000 in GCI in a given year with a minimum of 10 transactions; or
Paid company dollar cap of $20,000 and paid capped status transaction fees of $5,000
How the Icon Stock Award is paid out at eXp Commercial:
$12,000 in stock - received automatically upon meeting the Icon Award production requirements (see above)
$4,000 in stock - by meeting the Icon Award cultural commitment requirements
$4,000 in stock - by meeting the Icon Award event requirements ($2,000 per eXp approved event).

In addition to the production and Icon awards listed above, eXp offers agents the ability to purchase stock in the company at a discounted price.
eXp allows you to defer 5% of each of your net commission checks, and that money will go towards the purchase of stock in your name at a 5% discount from the current market value.
This is an optional program, but I personally highly recommend you participate in it.
Unlike stock received through production awards, any stock purchased through the AEP vests immediately - it is yours, and you can sell it whenever you want.
One if the main reasons eXp is the fastest growing brokerage in the history of the industry is its Revenue Share program.
Personally, revenue share was a major factor in my decision to move to eXp, and it's the sexiest thing I've ever seen in the real estate industry.
Revenue Share is eXp's way of rewarding its agents for helping the company grow by "sharing the wealth".
You will receive a % of the commission revenue produced by:
Agents you directly bring into the company; and/or
Agents that those agents bring into the company - up to 7 levels removed from you
You don't receive anything for just "recruiting" agents into the company - the agents in your down-line must actually produce in order for you to receive any Revenue Share.

A Team at eXp is defined as:
1 Team Leader; and

The Primary Partner is able to be the Team Leader for another team structure but not a Team Member of another team structure.

The Primary and Secondary Partners have a combined Company Dollar Cap of $16,000.
Minimum Required Split to Team Leader:

Eligibility for Icon Agent Award:
There is one Icon Agent Award available to Domestic Teams.
Required Documentation for Approval:
Agent will need to provide a marriage certificate or a tax return showing joint filing for the team to be approved and formed.
eXp Team Addendums:
A signed eXp Domestic Team Addendum will need to be signed and returned for the team to be officially formed in our system.

Interim Team Leader option if Team Leader Cannot Join with the Team and has a signed Revenue Share Placeholder Addendum (RSPA):
The first Partner to join eXp will join as an individual agent. Once the second Partner joins eXp, the new team will be formed and the Secondary Partner’s Anniversary Date will be changed to match the Primary Partner’s Anniversary Date.
If the Secondary Partner has contributed toward their individual Company Dollar Cap, that amount will not be refunded and will not combine with the Primary Partner’s Company Dollar Cap.

If a Team Leader must remain on a Revenue Share Placeholder Addendum (RSPA) for a period of time prior to onboarding, an Interim Team Leader will need to be identified and will have all responsibilities of the true Team Leader until such time as the true Team Leader on the Revenue Share Placeholder Addendum (RSPA) becomes active with eXp Realty, thereby replacing the Interim Team Leader.

A Personal Transaction is one where the agent (or a company the agent owns) is also a party/principal in the transaction (e.g. buyer or seller).
eXp allows agents to exclude 3 Personal Transactions each year from the commission split. Instead of paying 20% to eXp, you would only pay a $500 transaction fee.
eXp has no minimum % that you're required to charge your clients (sellers/buyers) - that includes yourself!
eXp just has a minimum company dollar it's required to collect: the lesser of 20% of a 3% commission; or $500.
This gives you a lot of flexibility on your investment deals, even after you've exhausted your 3 personal transactions each year.
My organization at eXp in particular is filled with "Investor Agents" (investors who primarily only use their license on their own investment deals).
We provide a lot of additional, specialized training designed specifically for investors, showing you how to leverage your license to benefit your investing business, and vice versa.
eXp has no minimum number of transactions you're required to perform each year.

If you're interested in joining eXp, but aren't quite ready to join, we have some solutions that might interest you:
If you’re committed to joining eXp, but aren’t quite ready to move your license, you can submit a request for a Revenue Share Placeholder Addendum (RSPA) to the Independent Contractor Agreement (ICA).
The RSPA is literally a "place-holder" for you at eXp while you're preparing to make the transition.
The main benefit of the RSPA is that it allows you to begin recruiting agents to eXp (i.e. build your downline) even before you have officially joined eXp.
For example, if you’re a broker and you want to start moving your agents over before you’re ready to close down your brokerage, you can submit an LOI, and begin moving your agents to eXp while you’re winding things down. You won’t be able to actually receive revenue share from agents you recruit until you yourself join eXp, but you won’t lose the opportunity to bring people in under you while you’re getting your ducks in a row.
Important notes about requesting an RSPA:
In order to get an RSPA, you must submit your application to join eXp, and sign your ICA; however, you won’t transfer your license to eXp yet. Your onboarding will be in “hold” status until you are ready to actually join eXp.
No one (e.g. your current brokerage) is notified that you have submitted your application and a request for an RSPA.
Your monthly fee at eXp does not begin until you officially join eXp (you don’t pay anything during the RSPA period).
The RSPA will be in effect for 90 days - i.e. - you have to transfer your license to eXp within 90 days. Extensions can be granted on a case by case basis.
The request for an RSPA must be submitted immediately after you submit your application to eXp and sign your ICA.

If you're capped at your current brokerage (meaning you’ve reached the annual maximum amount of commission split paid to the brokerage and are now receiving 100% of the GCI on your transactions) and don't want to lose your 100% split, you may be eligible for a Cap Deferment at eXp.
Subject to certain conditions, eXp may allow you to join at a 100% split, and you won’t pay a commission split to eXp until your anniversary date with your current brokerage.
